FAQs
Questions we are asked most.
Renting, buying and the details that decide whether an office works for you — answered plainly.
General
What does PrivateHaus specialise in?
Dubai commercial real estate, exclusively — ready offices for sale and lease, and off-plan offices and retail for sale. A focused, boutique practice rather than an everything-everywhere agency.
Can foreigners buy commercial property in Dubai?
Yes. In designated freehold areas, overseas individuals and companies can own commercial property outright, with 100% foreign ownership and escrow protection on off-plan.
What yields do Dubai commercial offices offer?
Gross office yields generally run 7 to 10 percent. In Business Bay in H1 2026 the average was around 8.9 percent gross. Figures are projected, not guaranteed.
Should I lease or buy commercial space?
At today's prices, leasing a ready office is often smarter, while off-plan payment plans suit buyers seeking accessible entry. We advise on the specific numbers first.
Is there VAT on commercial property in Dubai?
Yes. Commercial sales and leases carry 5 percent VAT (residential is exempt). It is recoverable if VAT-registered, but it is real cash at purchase.
Which areas does PrivateHaus focus on?
Business Bay, Downtown, DIFC, Sheikh Zayed Road, JLT and Motor City — the core commercial corridors where we hold inventory and have first-hand coverage.
Renting
What costs apply on top of the rent?
For a commercial lease: 5% VAT on the rent, a refundable security deposit (usually 5–10% of a year), the agency fee (typically 5% plus VAT), Ejari registration, and a DEWA connection with its refundable deposit — plus a cooling deposit where the building uses district cooling. Every listing shows them payment by payment.
How is rent usually paid?
By post-dated cheques over the year — one to four is common for offices, and fewer cheques can buy a better rent.
What is Ejari?
Dubai’s official register of tenancy contracts. An Ejari certificate is what the licensing authority and DEWA ask for, so the lease is registered as soon as it is signed.
Can I get a rent-free period?
Often, on shell & core or larger offices — a few weeks to a few months to cover the fit-out. It is negotiated with the rent, not after.
What should I check before renting an office?
Net against gross area, the fit-out, cooling charges, the service charge, parking, the licence the building allows, access, connectivity, the terms and the first-year bill. The full checklist sets out what to ask for each.
Can my rent go up at renewal?
Increases at renewal follow the RERA rent index for the area — and the terms of your lease. Ask what the lease says before you sign.
Buying
Can foreigners buy commercial property in Dubai?
Yes. In Dubai’s designated freehold areas, individuals and companies of any nationality can own offices and commercial units outright.
What does it cost to buy?
The Dubai Land Department transfer fee of 4% plus admin, the trustee office fee, the agency fee (typically 2% plus VAT), and 5% VAT on the price of commercial property — reclaimable for a VAT-registered buyer. Every listing for sale shows the cash on transfer day.
Can I get a mortgage on an office?
Yes — banks usually lend 50–60% of the value on commercial property, to companies and individuals.
What yields do offices return?
Gross yields generally run 6–9% depending on the building and the area. We set the asking rent of comparable units against any price you are considering.
The space
What is the difference between shell & core and fitted?
Shell & core is the bare floor — you build the ceilings, flooring, partitions and often the cooling distribution. Fitted offices come ready to move into; semi-fitted sits between.
Is the size net or gross?
Dubai offices are usually quoted on gross area, which includes a share of the common parts. Ask for the floor plan with the net usable area marked.
Free zone or mainland — does it matter?
Yes. A free-zone licence needs an office in that free zone; a mainland licence needs a mainland address registered with Ejari. We check the building against your licence first.
Working with us
Do you list every space you have on the website?
No. Many owners prefer not to advertise, and some spaces are let before they could be. Send us the brief and we will include those in your shortlist.
Who pays your fee?
On a lease, the tenant usually pays the agency fee; on a sale, the buyer. It is agreed in writing before any viewing.
Can you help me lease or sell my space?
Yes — we photograph it properly, write it up around what occupiers search for, advertise it and screen every enquiry before a viewing.
