Choosing an office is a business decision first. The right space depends on what happens inside it: how many people sit there, who visits, what the licence allows, and what the building will quietly add to the rent through cooling and service charges.

So we start with how you work, not just where. For every space we list, we confirm the size, fit-out, parking, terms and the full first-year cost, so each viewing is spent deciding rather than discovering. If a space isn’t the right match, we’ll say so early and suggest ones that are — including spaces not yet on the website.

Size, fit-out, floor, parking and the rate per square foot are on every listing. If something isn’t confirmed yet, we find out before you visit.

The full cost, in one view

Rent is only part of it. VAT, deposit, agency fee, Ejari and DEWA — or, buying, DLD and the trustee — are set out before you commit.

One point of contact

The advisor who prepares your shortlist arranges the viewings, handles the negotiation and stays with you through to handover.
